Property Brief

A three bedroom detached house with garden for sale near Tomar, central Portugal. The house, which is set over two floors, benefits from central heating to the first floor as well as air conditioning.

The property measures 186 square metres of construction and has a garden measuring 1,600 square metres. The garden is completely walled and fenced and has been landscaped with mature trees, marble cobbled drive and pathways as well as having lawns. The garden also has an automatic irrigation system fed by a borehole.

The property is double glazed and has stone window and door surrounds. The main entrance of the house leads into a light and airy hallway, which has a tiled floor. Off this hallway there is a double aspect living room, which has a central stone fireplace with flush fit recirculating hot air Salamander log burner. The living room also has two sets of patio doors, which lead out to a covered dining area and to the garden.

The kitchen is accessed off the hallway and is also double aspect. The kitchen has a range of built in base and eye level wooden units with granite work surfaces. There is a ceramic hob and integral oven and plenty of space for a breakfast table. The kitchen has a set of patio doors which lead out to a covered dining area to the front of the house.

There are two bedrooms to the ground floor of the house, both of which have hard wood flooring and built in wooden wardrobes. There is a family bathroom to this floor, which is fully tiled. The bathroom has a bath with shower above, toilet, bidet and vanity basin with storage cupboard beneath.

The lower ground floor of the house is accessed via an internal, marble faced staircase, though can also be accessed externally at the rear. There is a third bedroom to the lower ground floor, which has a tiled floor. There is a second bathroom, which is fully tiled. This bathroom has a shower, toilet and vanity basin with storage shelves below. There is also a storage room to this floor and a large, integral garage. The garage has an up and over vehicle access door and is large enough to accommodate up to three or four vehicles. The current owner of the property has however utilised the garage space as a large, open plan living area. This could be retained and the garage door replaced with patio doors quite easily.

There is an additional, open front garage adjacent to the house, which also includes a covered dining area. The covered dining area has a stone clad wall to the rear and faces out to the countryside. It also houses a laundry area with plumbing for washing machine and dryer.

The property is set on a plot measuring 1,600 square metres, all of which is fenced. The garden is all relatively flat, though there is a slight incline around the house. The driveway is gated and has electronic entry gates. There are lawns, mature olive, orange, nut and pear trees in situ and all are watered via an electronic irrigation system fed by the borehole on the land.

The property is situated in the small hamlet of Algaz, which is a short drive to Tomar. Algaz has several cafes, restaurants, mini-markets and petrol station. Tomar is a popular destination and has a variety of cafes, bars, restaurants, historic monuments, parks, sports centres and is home to the UNESCO listed Convento do Cristo. Tomar also has a range of supermarkets, shops and boutiques.

Castelo do Bode lake, Portugal's second largest reservoir, is a short five minute drive from the villa. Castelo do Bode lake is popular for all kinds of water sport activities including water skiing, jet skiing, canoeing, swimming, sailing, scuba diving and fishing. The villa is also just an hours' drive from several top class golf courses on the Silver Coast.

The nearest airport to the property is situated at Lisbon, which is approximately one and a quarter hours' by car. Lisbon airport is serviced by a variety of international airlines including some low cost ones, who provide regular flights into and out of the United Kingdom and other European countries.
