A four bedroom detached villa with views over Castelo do Bode lake for sale near Tomar, central Portugal. The villa, which is set over two floors, is fully double glazed with traditional style exterior shutters. The villa is located in an elevated position and benefits from a large, integral garage.

The villa measures 260 square metres of construction and is set on a plot measuring 2,000 square metres. The villa benefits from pre-installation of air conditioning and central vacuuming though these systems have not been installed by the current owner. The property is connected to both mains water and electricity, though also benefits from having a borehole and there is a telephone line installed.

The main entrance to the villa leads into a spacious central hallway, which has a tiled floor. Off the hallway there is a large, double aspect living room, which also has a tiled floor. The living room has a wooden ceiling, which does need a little repair. There are two sets of patio doors, which lead out to the front of the house and a covered terrace with good views towards the lake.

The kitchen is also accessed off the hallway and has a tiled floor and partially tiled walls. The kitchen is spacious, has a traditional style open fireplace and a good selection of built in base and eye level wooden units with granite work surfaces. The kitchen is equipped with an integral electric oven, four ring gas hob, a one and a half stainless steel sink and drainer and extractor fan. There is space for a free-standing fridge freezer as well as a good sized dining table.

Off the kitchen there a small hallway which has a large built in storage cupboard and an exterior access door which leads to the rear of the villa. There is a spacious utility room, which also has a tiled floor, accessed off this hallway. The utility room has plumbing for a washing machine and there are both base and eye level built in wooden units with granite work surfaces. Adjacent to the utility room is a fully tiled bathroom. The bathroom has a toilet, pedestal sink and walk in shower.

The villa has four good sized bedrooms. Three of these bedrooms have built in wooden wardrobes and hard wood floors. The fourth bedroom has a wood laminate floor. Two of the bedrooms have views of Castelo do Bode lake, with one of these having a set of patio doors which open out onto a terrace at the front of the villa. Two of the bedrooms are double aspect.

There is a family sized bathroom, which is fully tiled. The bathroom has a bath with shower above, toilet, bidet and double vanity unit with marble top and storage cupboard beneath.

The villa also has an integral garage which is located to the lower ground floor. The garage can be accessed internally via a stone faced staircase or externally from the rear of the villa. The garage has an 'up and over' metal vehicle access door and two windows. The floor of the garage has been tiled, though the walls have not been painted. The garage is a good size and could easily accommodate several vehicles as well as retaining a work shop area.

At the side of the villa there is an open sided car port and ample hard standing car parking. The villa is set on a plot measuring 2,000 square metres. There is a dirt driveway around the villa to the rear and the access to the garage.

The property does have some mature trees including pine and olives though the majority of the garden has not been landscaped. The property enjoys good views of Castelo do Bode lake, which is only a short walk away.

Castelo do Bode lake, Portugal's second largest reservoir. Castelo do Bode lake is popular with water sport lovers and you can enjoy a number of activities on the lake including water skiing, swimming, sailing, canoeing, fishing, scuba diving and bird watching.

The property is secluded though not isolated and there are other properties in the vicinity. There are several cafes within walking distance of the property as well as a restaurant with several more only a short drive away.

The closest town to the property is located at Tomar, which is home to the UNESCO listed Convento do Cristo. Tomar is a popular and bustling town with a range of supermarkets, shops, cafes, restaurants, bus and train station, sports centres, pharmacies, banks, health centres, university and hospital.

The closest airport to the property is located at Lisbon, which is around one and a quarter hours' by car. Lisbon airport is serviced by a variety of low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
