Property Brief

A 200 year old manor house situated in the centre of the market town of Ansião, central Portugal for sale. The manor house, which has been constructed in stone, is connected to both mains water and electricity. The property is semi detached and  was part of a larger building in the past, however the manor house has many original features including stone window seats, internal wooden shutters and large, traditional stone fireplaces.

The manor house dates back to the 19th century and has been in the same family since construction. The property does require renovation and restoration work carrying out though could be converted into a spacious, centrally located home or a historic bed and breakfast establishment with a little work.

The property is set over two floors, though also has a large attic which could be converted into additional living space. There are several entrances to the manor house, from the side, front and rear. To the ground floor there are two sets of double opening wooden doors. The first set of doors lead into a spacious storage room, which has a concrete floor and a wooden beamed roof. Traditionally used for storage, this room could be converted into a large, living area quite easily. The room has a door opening, which has currently been blocked, that leads through to an adjacent storage room. This storage room is also accessed via a set of double opening wooden doors at the front of the property. The second storage room also has a wooden beamed roof and a concrete ceiling. There is a series of archway at the rear of the room which lead into an anti-room.

There is a rustic style kitchen to the ground floor, which has a ceramic tiled floor. There is a large, traditional fireplace with stone mantel piece and recessed storage areas. This kitchen has an exterior access door which leads out to the garden at the rear of the house. There is a single storey storage room accessed off the kitchen, which has an intricate cobbled floor and a large bread oven. This storage room has a wooden beamed roof and exposed stone walls as well as an exterior access door leading out to the garden. There is another storage room accessed off the kitchen, which also has exposed stone walls. This room has traditionally been utilised for storing and making wine and as such there are large vats in situ.

A wooden staircase, off the kitchen, leads to the first floor accommodation which traditionally would have been the living space. The staircase opens out into a spacious hallway, which has a wooden floor and ceiling. Off this hallway there is a large, double aspect kitchen, which is also rustic in design. The kitchen has a wooden floor and double height ceilings (in wood). There is a large, stone fireplace and a stainless steel sink and drainer. There is a boxed in wooden staircase off the kitchen which leads to the attic space.

The first floor has six bedrooms, all of which are a good size. All of the bedrooms have wooden floors and ceilings (which are double height). One of the bedroom has two sets of stone window seats which over look the front of the property. This room also has an exterior access door which leads out to an entrance at the side of the property. There is a fully tiled bathroom to the first floor, which has a bath with shower above, toilet, bidet and pedestal sink.

The attic is spacious and although utilised for storage purposes at present could be converted into additional living space. The attic has a wooden floor and wooden beamed roof.

The property has a garden measuring 1,000 square metres, all of which is flat. There is a gravel driveway to the side of the manor house which gives access to the garden. This driveway is shared providing access to the adjacent property.

There is a good variety of mature fruit trees in situ including orange, peach and olive. At the end of the garden there is a detached storage building, which has been constructed in brick. This storage building has been used for housing animals but could be converted into either a garage or entertainment room.

The property does require a good deal of renovation work carrying out though has many traditional features and is large enough to be converted into a spacious bed and breakfast establishment.

The property is situated within the historic centre of the central Portugal town of Ansião. As such there are neighbouring properties around though is within walking distance of all amenities including supermarket, mini-markets, bakers, butchers, cafes, shops, health centre, weekly market, schools, banks and pharmacies.

The closest airport to the property is situated at Porto, which is around one hour and forty minutes drive. Porto airport is serviced by a variety of low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
