A beautifully restored two bedroom stone cottage with walled garden for sale near Ferreira do Zęzere, central Portugal. The cottage, which is set over two floors, is situated within the popular village of Avecasta and has retained many traditional and original features.

The cottage is connected to both mains water and electricity and the garden is completely walled. The windows are wooden framed with traditional style interior shutters and the exterior doors are wooden with original style door furniture.

The cottage is set back from a quiet access road amid mature fruit and olive trees. The main entrance to the cottage leads directly into an open plan living/dining room and kitchen. This room is tastefully decorated and has a traditional herringbone terracotta tiled floor throughout. The room is quadruple aspect and therefore light.

The kitchen area has a selection of wooden base units with granite work surfaces. There is a stainless steel under sink. There is space for a free standing oven and fridge freezer. Within the living room area there is a large, traditional corner fireplace. Off the dining room there is an exterior access door which leads to a large covered terrace at the rear of the cottage. The covered terrace has a traditional style wooden beamed roof, matching herringbone terracotta floor tiles and low walls to the garden.

Off the living room there is a bathroom which has a walk in shower cubicle, toilet, bidet and vanity basin with granite top and towel rails beneath. The bathroom has the same herringbone terracotta tiles to the floor as the rest of the ground floor accommodation.

There is also a double bedroom to the ground floor, which is accessed off the covered terrace. The bedroom has a peaked wooden beamed ceiling and matching terracotta flooring. Adjacent to the bedroom there is a an additional room, also with a peaked wooden beamed ceiling. This room has been plumbed ready to be either a service bathroom or a laundry room.

The first floor accommodation is accessed via a wooden staircase off the living room. The staircase opens out into the property's second bedroom. The bedroom is double aspect with a set of patio doors opening out onto a wooden Juliet style balcony at the side of the cottage. The bedroom has a wooden floor and wooden beamed ceiling.

The cottage is set on a plot measuring 2,140 square metres, all of which is flat and walled. To the front of the property there is a traditional style stone wall in 'schist' stone, matching the facades of the cottage. There are both a vehicle access and personnel gates to the front and plenty of parking for vehicles on a gravelled driveway area at the side of the cottage.

The cottage's gardens are mature and well stocked with a variety of fruit, olive and Cyprus trees. Mature shrubs including bougainvillea have been trained along with sides of the cottages. At the rear of the cottage there is a large, traditional stone drying circle, ideal for exterior dining.

The cottage is situated in the popular village of Avecasta and although there are neighbouring properties around the garden is private and the access road only utilised by local traffic. Avecasta has several cafe bars and a small mini-market. There is a larger supermarket only two minutes drive away.

The closest town to the property is Tomar, which is approximately 15 minutes by car. Tomar is a bustling market town which boasts a variety of supermarkets, shops, cafes, restaurants, historic monuments, parks, sports centres, hospital, bus and train station and weekly Friday market. Tomar is also home to the UNESCO listed Convento do Cristo, built in the 12th century by the Knights' Templar.

The smaller town of Ferreira do Zęzere is around 20 minutes drive from the property. Ferreira do Zęzere has several supermarkets, restaurants, school, sports centre and bus station.

The closest airport to the property is located at Lisbon, which is around one and a half hours' by car. Lisbon airport is serviced by a variety of low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
