First Floor: The main entrance to the house is located on the first floor. From the exterior of the house this is accessed by a stone faced staircase which leads to a spacious covered terrace to the front of the house.

There is a spacious entrance vestibule, which has a ceramic tiled floor and coving to the ceiling. There are two sets of part glazed oak double doors which lead into the living room and a hallway.

The living room of the house is triple aspect and has been partially divided with a half wall with a stone pillar. There are two internal entrances to the living room from two separate hallways. Both of these entrances have double, part glazed oak doors with detailed surrounds.. The living room has three sets of part glazed patio doors. One set of these patio doors leads out to a covered terrace at the front of the house, another to the side and the third set leads out to the patio garden to the rear of the house.

The living room has a tiled floor and decorative coving to the ceilings as well as a central stone fireplace with a Salamander cassette log burner, which is fitted with a re-circulating hot air feature.

The kitchen, which is double aspect, also has a tiled floor and partially tiled walls. All the essential service pipes are in place, however the cabinetry is not included within the sale price. The kitchen has a set of part glazed patio doors which lead out to a private covered dining area to the rear of the house. This dining area has exterior lighting and exterior electricity sockets. Off the kitchen there is a fully tiled pantry.

The vanity unit has a marble top and oak storage cupboards underneath. There are two spacious double bedrooms to this floor. Both of these bedrooms are double aspect with patio doors leading out onto private covered terraces as well as built in oak wardrobes. There is a master suite which has a dressing area with built in oak wardrobes, an en-suite shower room and a set of patio doors, which lead out to a private terrace. The master suite is also double aspect. The en-suite bathroom is fully tiled and has a corner shower cubicle and a marble topped vanity basin with oak storage cupboards below. All of the bedrooms have wood flooring, television and internet connection points. There is a storage cupboard to this floor, within the eaves of the house's roof.

To the rear of the house there is a detached annex, which is set over one floor. This annex has an open-fronted covered barbecue area with a sink and a food preparation area as well as a tiled storage room and an exterior bathroom. This exterior bathroom is partially tiled and has a corner shower cubicle, vanity basin, toilet and bidet.

There is a spacious marble cobbled patio area to the rear of the house, which also has an eight metre by four metre swimming pool. This swimming pool has been constructed in concrete with a decorative mosaic tiled finish and is run on a chlorine filtration system. There is a machine room beneath the patio which houses all the necessary equipment for running the swimming pool.

The house has been built to a very high standard. It is fully double glazed, has electric integral shutters throughout as well as stone windows and doors surrounds and rain water guttering. There are neighbouring properties to the front and to one side of the house, however it is centrally located within a popular residential area.

The house is located in Barrio Senhora dos Anjos, a suburb of Tomar in Central Portugal. Tomar is a popular town, which has all modern day amenities including supermarkets, shops, cafes, library, post office, health centres, schools, university, cinema, bowling alley, hospital, weekly market and banks.

Tomar is home to the UNESCO listed Convento do Cristo, which was the headquarters of the Knight Templars during the 12th century. The area surrounding Tomar is popular with both Portuguese and foreigners alike for it's outstanding natural beauty. There are a plethora of forests, hills and lakes including Portugal's second largest reservoir, Castelo do Bode, which is 40 miles long.

Castelo do Bode lake is approximately 20 minutes drive from the property and is used for all kinds of water sports including sailing, fishing, swimming, scuba diving, sailing, water skiing and canoeing.

The villa is easy to locate and has good access links to the IC3 Tomar to Coimbra road as well as the A23, the east west dual carriageway across central Portugal.

The closest airport to the villa is located at Lisbon, which is approximately one and a half hours by car. Lisbon airport is serviced by several low-cost airlines which operate regular flights to and from the United Kingdom.
