A spacious four bedroom detached farmhouse with 12,000 square metres of land for sale close to Carvalhal near Serta in central Portugal. The  farmhouse, which measures 292 square metres of construction, is in a good state of decorative repair and comes with a single storey annex building.

 

The property is connected to both mains water and electricity and benefits from having a well on the land for irrigation purposes. The property also benefits from having diesel central heating throughout and a solar hot watering heating system. The property is situated in a slightly elevated position and has good views of the surrounding countryside. The property has wooden framed windows and doors and some exterior wooden shutters.

 

The main entrance to the farmhouse, which is set over two floors leads into a large, double aspect hallway. The hallway provides access to a large living room, which is also double aspect. The living room has patio doors which give access to a spacious terrace to the side of the farmhouse. The living room has a fireplace with re-circulating hot air log burner. 

 

Off the living room there is a study which has a wooden floor. The kitchen is accessed via a large archway off the living room. The kitchen has a good selection of built in base and eye level units and granite work surfaces. The oven, hob, microwave and fridge freezer are integral. The kitchen

 

There is an interior wooden staircase next to the open plane kitchen with custom made wooden elements, both standing and hanging elements, stove, hub, microwave, large fridge, double sink. The kitchen is double aspect and has an exterior access door which leads to the rear of the farmhouse. There is a large double aspect dining room, accessed off the entrance hallway. The dining room is double aspect and has patio doors which lead out to a terrace at the side of the farmhouse.

 

Off the dining room there is a double opening door which leads through to a spacious games room or library. This room is also double aspect and has patio doors, which lead out to a terrace, and a storage room contained within. There is a bathroom to the ground floor, which has a toilet, bidet, pedestal basin and shower. The ground floor is tiled using traditional Portuguese ceramic tiles aside from the study which has a wooden floor.

 

In the entrance hallway there is a wooden faced staircase which provides access to the first floor accommodation. This staircase opens out onto a centralised hallway, which has a hard wood polished floor.

 

There are four double bedrooms to the first floor, all of which have built in wooden wardrobes and hard wood floors. Two of the bedrooms are double aspect and three have patio doors which lead out to private balconies. One of these balconies is very spacious and has a staircase providing access to the gardens.  The master bedroom has an en-suite bathroom, which is fully tiled. The en-suite has a sink, toilet, bidet and shower.

 

There is a family sized bathroom, which is fully tiled. The bathroom has a double vanity basin unit, bidet and toilet. There is space within the bathroom for a large bath or Jacuzzi though one has not been installed.

 

Adjacent to the house is single storey annex which has a spacious garage, storage room, laundry and summer kitchen complete with traditional style bread oven. The annex also houses the property's central heating boiler.

 

In the addition to the annex there is a second building, which is set over two floors. The ground floor of this building has been used as a wine store and the second floor for storage, but could be converted quite easily into additional living accommodation or a guest studio. There is a large, open sided car port, big enough to accommodate up to five vehicles as well as a barn for storing farming equipment.

 

The property is completely walled and fenced and there is a tarmac driveway leading up to the house. The property is set on a plot measuring 12,000 square metres and there is an abundance of mature fruit trees as well a large selection of grape vines.

 

Access to the property is good with the IC8 dual carriageway, which leads to the coast town of Figueira da Foz, only a two minute drive away. The Barragem do Cabril lake is only a 10 minute drive away, as are the market towns of Pedrógão Pequeno and Sertã, both of which have shops, cafes, supermarkets, restaurants, health centres and schools.

 

The closest airport to the property is situated at Lisbon airport, which is around 192 kilometres drive. Lisbon airport is serviced by several low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
