Property Brief

A four bedroom new build, detached house for sale in Constância, Central Portugal. The house, which is in the final stages of construction, is set over two floors.

The house has been constructed to a high standard and is fully double glazed with integral shutters. The house has pre-installation of central heating as well as being prepared ready for a solar panel heating system.

The house measures 283 square metres of construction and is set on a plot measuring 585 square metres. The garden is completely walled and there is a vehicle entrance gate as well as a personnel gate to the front of the house. There is a detached garage to the rear of the house, which has an 'up and over' door. The house briefly comprises:

Ground floor: There is an portico to the front of the house. The front door leads directly into a fully tiled kitchen. The kitchen is spacious measuring 16 square metres and has a tiled floor. Off the kitchen there is a pantry, which is also fully tiled. There is an archway from the kitchen which leads into a dining room which has a corner fireplace with a salamander log burner. Off the dining room there is a laundry, which is partially tiled and has an exterior access door which leads out to the side of the house.

From the kitchen there is a hallway which has a tiled floor and built in wooden cupboards. The stairs to the first floor are access off the hallway.

First Floor: The staircase opens out onto a spacious land area, which will have a tiled floor. Off this landing area there are three double bedrooms. All of these bedrooms have patio doors which open out onto 'Juliet' style balconies. Three of these bedrooms have built in wooden wardrobes. There is a master bedroom, which is double aspect and also has a set of patio doors which open out onto a 'Juliet' style balcony. This master bedroom has two sets of built in wooden wardrobes as well as a dressing room which leads through to an en-suite bathroom. This en-suite bathroom has a double vanity unit, toilet and corner shower cubicle.

There is a family sized bathroom to this floor, which is fully tiled. The bathroom has a hydro-massage bath with shower above, a double vanity unit with storage cupboard beneath, toilet and bidet. In addition to this a section of the bathroom has been prepared for the installation of a sauna or a large walk in shower room.

The house is set on a plot measuring 585 square metres and the garden is paved. To the rear of the house there is the detached garage. Alongside this there is a covered, open fronted dining area, which could also served as additional undercover parking. To one side of the house there is a covered terrace, with traditional style pillars.

The house is located in the village of Constância in Central Portugal. The village of Constância, which is bounded on two sides by the Rivers Zêzere and Tagus, has several cafes, bars, restaurants, a post office, cinema, library, observatory, supermarket, petrol station, bank and swimming pool. The village is a popular destination for many tourists who enjoy strolling along the banks of the rivers.

 

The larger town of Abrantes, which has several supermarkets, builders merchants, shops, bus and train station, health centre, schools and a river marina, is approximately 15 minutes by car from the village. The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is also around 15 minutes drive from the house.

 

Castelo do Bode lake, which is Portugal's second largest reservoir, is approximately five minutes drive from the house. Castelo do Bode lake is popular for all kinds of water sports including swimming, fishing, sailing, water skiing, scuba diving and canoeing.

 

The closest airport to the property is located at Lisbon, which is approximately one and a half hours' by car. Lisbon Airport is serviced by several low cost airlines which operate scheduled flights into and out of Lisbon from the United Kingdom.
