The main entrance to the house leads into a spacious, open plan living and dining room, which is double aspect. The living room has a tiled floor with an exposed stone wall. There is a free-standing log burning stove to one corner of the room and provides access to the first of the bathrooms. The ground floor bathroom is fully tiled and has a shower, toilet and pedestal wash basin. In addition to this the bathroom has also been plumbed for a washing machine, which is in situ.

The kitchen, which is also double aspect, is also accessed off this large, open plan room. The kitchen is fully fitted and has a good selection of built in base and eye level wooden units with granite work surfaces. There is an oven, gas hob, dishwasher, fridge freezer and extractor fan.         

A wooden staircase leads off the living room and provides access to the first and second floors. To the first floor there are three bedrooms, all of which have wood laminate floors. One of the bedrooms has a set of patio doors, which open out onto a Juliet Style balcony. There is a family sized bathroom to this floor, which is fully tiled. The bathroom has a spacious shower, toilet and pedestal sink.

The fourth bedroom is situated on the second floor and has a wooden floor and character wooden beams to the roof. There is also a third bathroom to this floor. The bathroom again is fully tiled and has a shower, toilet and pedestal sink.

The property has a spacious garden, which is set over three terraces. At the side of the property there is a large, gravel parking area which is large enough to accommodate several vehicles. At the rear of the house there is a large patio area which provides good views over the surrounding valley. This leads down, via a gravel pathway and steps, to the first terrace where there is a 10 metre by four metre swimming pool. The swimming pool also benefits from a heating system ensuring you can enjoy the water all year round. The garden has been landscaped and there are a variety of mature trees and shrubs in situ.

The property is fully furnished and equipped with cots, high-chairs and children's toys if necessary. The property is set in a quiet location and although is not within the village of Cunqueiros, this is only a walk away. Cunqueiros has a cafe and a small mini-market providing all day to day requirements.

The larger town of Sobreira Formosa is around 10 minutes drive. Sobreira Formosa has several mini-markets, shops, banks, cafes and restaurants as well as a petrol station. The town of Proença-a-Nova is around 15 minutes drive and has all the necessary amenities and facilities including health centre, schools, sports centres and council offices.

The property is only a five minute drive from the river beach at Froia which is popular during the summer months. The property is around two and a half hours from Lisbon airport, which operates regular flights into and out of the United Kingdom and other European countries.
