Especialidades Projecto (Structural Engineering Project) in Portugal

The Projecto de Especialidades or specialities project is compiled by a licensed engineer and basically details how the Projecto de Arquitectura will be built.

The Projecto de Especialidades is a comprehensive dossier detailing all the structural aspects of the build from the size, depth of the foundations to the engineering required for the roof as well as covering the health and safety aspects of all the property's mains services.

The dossier is broken down into seven separate smaller reports covering the structure, thermal values of the build; sewers and septic tanks; plan of the electrics, a plan of the plumbing, a report on mains gas supply and a health and safety report for the build.

This report is then submitted to the Câmara for checking and approval. Once approved a Licença de Obras is purchased from the Câmara.

It is important to note the engineer who compiles the Projecto de Especialidades will be required to make frequent inspection trips to the property and sign a Livro de Obras (Book of Works) to ensure all aspects of the build comply with the dossier.
