Don't be fooled
into thinking an agent is registered and legal though just because they
have the words Mediacão Imobiliaria in their company name, or indeed display an AMI
number. There have been cases when an agent sets up shop and creates
his/her own number.
You can double check
and it is worth while doing so, the professional
credentials of all legal estate agents in Portugal online on INCI's website -
Licença da Mediação Imobiliaria.
As well as
researching an area, you can immediately identify from the
trading name whether or not the company you are considering
contacting, is actually a legal agent. You may think this a
precaution too far. Unfortunately it is not. As we have state above
a legal agent is duty bound to advertise their AMI numbers on ALL
literature including websites, for sale boards and within their
offices.
By simply including
the word 'Mediacão Imobiliaria' in the name of their company does
not mean they are a legal agent. Check the company here to ensure
you are covered. If they are not listed, to ensure no one else is
subjected to this form of fraud, contact INCI and report the
fraudsters to ensure no one
From the drop down menu choose the district (Districto)
and locale (Concelho), then press pesquisar. All licensed
agents will then be displayed for this area.
Agents must carry an
INCI identity card and they will not be offended if asked to show
it.
Estate agents in
Portugal are usually paid by the seller. Depending upon the agent and the location
commission fees vary and can be anything from 3-6% of the sale
price and in some cases agencies will charge a fixed fee. |
