The property, which is connected to both mains water and electricity and is situated in a quiet location. The property is only two kilometres from the centre of Figueiró dos Vinhos and a short drive from the river beach at Foz da Alge.

The property is in a good habitable condition and has good views over the countryside. The property has 10,000 square metres of land and the gardens immediately surrounding the house are landscaped with a large variety of mature shrubs, palms and trees. The property has central heating installed  and measures 310 square metres of construction.

House: The main entrance to the house is situated on the ground floor. This leads into a spacious hallway. Off this hallway there is a living room, which has a tiled floor and a central fireplace with Salamander log burner. The living room is double aspect and has two sets of patio doors, which lead out to a private verandas with good views over the gardens and countryside at the front and rear of the house.

There is a kitchen to the ground floor, which has a range of built in base and eye level wooden units. There is a pantry off the kitchenette. The kitchen is spacious and has room for a dining table. Off the kitchen there is a traditional style adega (wine store), which has a tiled floor, though is being used by the current owner as an entertainment room.

Annex: Opposite the house there is a detached annex building, which is set over one floor. This guest annex has a living room with a tiled floor and log burner. Off the living room there is a spacious bedroom, also with a tiled floor and a free standing log burner. There is a bathroom, which is fully tiled and has a shower, toilet and pedestal sink.

There also has a 10 metre by 5 metre swimming pool with lawned and paved patio surrounding it. The gardens immediately surrounding the house are landscaped with terraces, paths and lots of mature exotic shrubs and plants. Within the garden there is also a open fronted storage building for gardening equipment and parking vehicles.

The property is situated close to the small hamlet of Valada close to the central Portugal town of Figueiró dos Vinhos. Figueiró dos Vinhos has a variety of cafes, shops, restaurants, supermarket, weekly market, health centre, banks, pharmacies and schools.

The popular river beach of Foz da Alge is only 10 kilometres drive from the property. The closest airport to the property is situated at Porto, which is around two hours and ten minutes drive. Porto airport is serviced by a variety of low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
