A two bedroom detached stone cottage with stone outbuildings and 2,373 square metres of land for sale near Ferreira do Zęzere, central Portugal. The property, measures 291 square metres of construction, does require require renovation work carrying out though is connected to both mains water and electricity.

The property is set over one floor and has a large variety of mature shrubs and trees in situ and is located in a quiet location though is close to amenities. The property is set on a quiet, dead end road and there are neighbours in the proximity however none overlook the property and the garden is private.

The property has aluminium framed windows and doors. The cottage has been constructed in stone and the exterior walls are approximately 50 centimetres in thickness. The main entrance to the cottage, via three small steps from the road, leads directly into the living room, which has a wooden floor and ceiling. Off the living room there are two bedrooms, both of which have wooden floors and ceilings. The bedrooms sizes are typical of the era in which the property was constructed and may need to be merged to create a comfortable living space.

Off the living room there is a hallway with a concrete floor. This leads to the rear of the cottage and off which there is a rustic style kitchen. The kitchen has a large, traditional style fireplace and chimney, which may need to be removed or remodelled to create extra space within the room. The kitchen also has a concrete floor and wooden ceiling. The kitchen is rustic however there is a traditional stone carved sink which could be preserved.

The bathroom is also accessed off this hallway and has a shower, toilet, bidet and a free standing wash stand. There is also a large pantry or dressing room off the hallway. At the rear of the cottage there is a triple aspect Marquise (sun room). The sun room has an exterior access door which leads out to the garden as well as a traditional bread oven in situ.

In addition to the cottage the property has three large stone barns, all of which are set over one floor. Two of the barns are attached (to the cottage and each other) whereas the third is detached. The property does require a good deal of renovation work, though due to the amount of construction size it would be possible to increase the living space dramatically, all relatively easily and without planning consent having to be sought.

The property has 2,373 square metres of land. To the rear of the cottage there is a plot measuring 1,418 square metres, all of which is relatively flat. The land has a large variety of mature fruit trees in situ including Orange, Loquat, Cherry, Plum and Olive as well as a variety of mature shrubs.

In addition to this the property also has a separate, detached plot of land measuring 920 square metres which is located on the opposite side of the small access road.

T5he property is set in the small hamlet of Aldeia do Gagos. There are neighbouring properties around, though none overlook the garden or the living space. The road on which the property is situated is a 'no through road' and only receives traffic from the three properties beyond.

The closest cafes to the property is situated at Areias which is around five minutes by car. Areias also has a mini-market, church and school as well as a hairdressers and health centre. The larger town of Ferreira do Zęzere, which has supermarkets, shops, restaurants, cafes, bars, builder' merchants, banks, schools, sports centres and local council offices, is around nine kilometres by car.

Castelo do Bode Lake, Portugal's second largest reservoir, is not far from the property and is popular all year round with a variety of water sport enthusiasts including fishermen, water skiers, scuba divers, canoeist and swimmers.

The historic and popular town of Tomar, which is home to the UNESCO listed Convento do Cristo, is around 20 minutes drive from the property. Tomar is popular all year round with a range of visitors and has a wide range of facilities and amenities including schools, university, bus and train station, cinema, bowling alley as well as river beach and sports centres.

The closest airport to the property is situated at Lisbon, which is around one and a half hour's by car. Lisbon airport is serviced by a variety of low cost airlines, which operate regular flights into and out of the United Kingdom and other European countries.
