A three bedroom detached cottage with garden for sale close to Tomar in central Portugal. The cottage, which is set over two floors, is connected to both mains electricity and water. The cottage has aluminium framed double glazed windows with roller shutters.

The cottage is in a good state of repair, though would benefit from painting to the exterior. The cottage has many traditional features including a wooden beamed roof. The property has been pre-installed for central heating though radiators and boiler have not been fitted.

The main entrance to the cottage leads directly into the living room, which has a tiled floor. The living room has a double height ceiling with wooden beamed roof. The walls of the living room have been clad in stone and there is a corner stone fireplace. The living room has a set of patio doors which lead out to the front of the cottage.

Off the living room there is a stone faced staircase which leads to a large, mezzanine area, which could be used as additional bedrooms or as an entertainment area. This mezzanine area has a tiled floor and wooden beamed ceiling and there is a gable end window. The mezzanine area also has several storage cupboards off.

The kitchen is adjacent to the living room and has a half wall dividing the two rooms. The kitchen also has a tiled floor and a double height ceiling. The kitchen is spacious and there is a good range of built in base and eye level wooden units with granite work surfaces. There is a eye level, integrated electric oven, four ring gas hob, double stainless steel sink and drainer and a stone faced extractor chimney as well as space for a dishwasher.

The kitchen is spacious and there is plenty of room for a good sized dining table. The kitchen also has an exterior door which leads to the rear of the cottage's land. Off the kitchen there is a spacious laundry room, which also has a tiled floor and an exterior access door leading to the rear of the property.

The cottage has three bedrooms, all of which have tiled floors and are accessed off a hallway leading from the living room. Two of the bedrooms have built in wooden wardrobes and one of the bedrooms has an en-suite bathroom. The en-suite bathroom is fully tiled and has a shower, toilet, bidet and pedestal basin as well as a recessed storage cupboard beneath the window. There is a family sized bathroom, which has stone clad walls. The bathroom has a bath with shower above, toilet and vanity basin with storage cupboard beneath.

The cottage, which measures 100 square metres of construction, is set on a plot measuring 1,000 square metres. There is a brick-built dog kennel within the garden as well as several sheet metal sheds. The property does have some mature fruit trees and although the land is situated on an incline this has been terraced.

The cottage is situated on the edge of the village of Linhaceira, which is around ten minutes drive south of Tomar in central Portugal. Linhaceira is a lively village and has several cafes, mini-market, health centre and petrol station.

The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is a bustling market town with supermarkets, shops, cafes, restaurants, bars, pharmacies, banks, gardens and bus and train station as well as many historic monuments. Tomar also boasts a university, several sports centres, health centres, hospital, municipal gardens and historic bridges spanning the River Nabão, which runs through it.

The closest airport to the property is located at Lisbon, which is serviced by several low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
