   Full Property Description

A large, three bedroom detached house with land for sale close to the village of Martinchel in Central Portugal. The house, which is set over three floors, has good views of the surrounding countryside and provides ample living accommodation.

The house is set on a plot measuring 6,760 square metres and there are a variety of mature shrubs and fruit trees including orange, lemon and olives. The house is connected to both mains water and electricity and is situated in a quiet area but close to all amenities.

The house measures 164 square metres of construction and is set over three floors. Although the property is set on a plot measuring 6,760 square metres, the garden immediately surrounding the house is walled. The house has wooden framed windows and integral shutters. The front door is wooden and decorative in style. The house briefly comprises:

Ground Floor: The ground floor of the property can be accessed either internally or externally. To the ground floor there is a large, integral garage, which could accommodate up to three or four vehicles. There is a metal vehicle entrance door as well as a personnel door to the side. The garage has windows on one facade and the floor within is concrete. There is a partially tiled bathroom to this floor, which also has plumbing for a washing machine. This bathroom has a shower cubicle, toilet and pedestal sink. There is a partially renovated kitchen with it's own exterior access door. Within this kitchen there is a large chimney breast. Off the kitchen there is a large storage room and adega for storing wine.

First Floor: There is an internal concrete staircase which leads to the first floor from the ground floor. This staircase leads into the kitchen. The kitchen has a tiled floor and partially tiled walls. There are a selection of base and eye level built in units as well as a hot water heater. Off the kitchen there is a 'Marquise' style dining area which has an exterior access door leading out to a large terrace at the side of the house. The kitchen can also be accessed from a central hallway.

The hallway, which runs the depth of the house, has a parquet floor. Off the hallway there are three double bedrooms, all of which have parquet floors. The bathroom is partially tiled and has a bath with shower above, bidet, toilet and pedestal sink. There is a spacious living room, which also has a parquet floor.

Second Floor: The attic of the property is accessed via a concrete staircase off the kitchen. The attic has a concrete floor and gable end windows. At present the attic is used for storage purposes, but could, quite easily, be converted into additional bedrooms and bathrooms if required.

The property is set on a plot measuring 6,760 square metres. This land is all relatively flat, though terraced in places. There is a wide variety of mature fruit trees including orange, lemon and olives. There is also a wide selection of mature grape vines. The house is located in the hamlet of Casal de Serra close to the village of Martinchel in central Portugal. Martinchel is located on the edge of Castelo do Bode lake - Portugal's second largest reservoir. It is an attractive village which has several cafes, restaurants, a mini market, ecological museum, local council offices, a petrol station and a pharmacy.

 

The village of Constancia, which has a mini-market, shops, cafes, restaurants, river beach and promenade, is only four kilometres from the property. The larger towns of Abrantes and Tomar are around 20 minutes drive from the house. Abrantes has several supermarkets, a hospital, schools, pharmacy, banks, shops and restaurants. The historic town of Tomar also has a selection of supermarkets, schools, banks, train and bus station, museums, art galleries and the UNESCO listed Convento do Cristo which was once the southern headquarters of the Knight Templars.

 

The property is easy to locate and is a short drive from the A23 east west motorway. The closest airport to the house is situated at Lisbon, which is approximately one and a quarter hours' drive. Lisbon airport is serviced by several low cost airlines which operates scheduled flights into and out of the United Kingdom.

 

Castelo do Bode lake, Portugal's second largest reservoir, is around a ten minute drive from the property. Castelo do Bode is popular for all kinds of water sport activities including sailing, swimming, canoeing, scuba diving, fishing and water skiing.

 

The closest airport to the property is situated at Lisbon, which is approximately one and a half hours' drive by car. Lisbon airport is serviced by several low cost airlines which operate flights into and out of the United Kingdom.
