A detached stone house in need of some modernisation works with land for sale near Ferreira do Zęzere, central Portugal. The property, which is connected to both mains water and electricity, is in a relatively good condition though would benefit from some updating.

The property, which is set over one floor, has some aluminium framed double glazed windows with some integral roller shutters. The property measures 183 square metres of construction and has land measuring 1,720 square metres. The property is situated on a quiet road within the village of Matos, which only receives a small amount of traffic.

The main entrance to the house leads directly into the living room, which has a tiled floor and is double aspect. Off the living room there are three bedrooms. All of these bedrooms are carpeted and two of them have built in wooden wardrobes. The bathroom is partially tiled and there is a bath with shower above, toilet, bidet and pedestal sink. The bathroom is functional though would benefit from updating, though this is down to personal taste.

The kitchen is accessed off a hallway from the living room, which has a tiled floor. The kitchen is double aspect and also has a tiled floor and partially tiled walls. There is a large, traditional style fireplace within the kitchen and an exterior access door, which leads out to a covered terrace at the rear of the house.

The property also has an attic, which is accessed off the hallway via a concrete staircase. The attic, which has been used for storage purposes, has sufficient head height to be converted into additional living space if required. The attic has a wooden beamed roof which is in relatively good order and there is a gable end window opening. The covered terrace at the rear of the house has a tiled floor and looks out over the garden.

Attached to the house there is a stone barn, which has been used by the current owners as storage but could be converted into additional living space if required. The barn, which is set over two floors, has a wooden beamed roof. There is an exterior access door to the front of the property as well as one at the rear. The ground floor of the barn has a dirt floor and the first floor is wooden, accessed via a wooden staircase.

There is a gated driveway which leads to a detached, single storey garage to the side of the house. The garage has a metal 'up and over' vehicle access door and is large enough to accommodate a reasonably sized car. The floor of the garage is concrete and there is a secondary personnel door at the rear.

In addition to this there is a single storey storage building within the garden, which is situated in front of a large, traditional drying circle (eira). This building has a corrugated metal roof and has electricity supplied to it. This storage building would be ideal as a barbecue entertainment area.

The property has land measuring 1,720 square metres, the majority of which is flat. All of the land is walled and fenced and there is a good variety of mature fruit, olive and nut trees as well as grape vines. The property also has a well which has an automatic irrigation system fitted to it for ease of watering the garden.

The property is situated in the small hamlet of Matos and there are neighbouring houses around though do not impede the privacy of the property. Opposite the property there is a community hall and cafe.

The closest shop are a short drive from the property (around two kilometres). The closest town to the property is situated at Ferreira do Zęzere, which has shops, cafes, banks, school, supermarket, sport centre and bus station, is around 15 minutes drive.

The historic town of Tomar, which is home to the Convento do Cristo, is around 15 minutes drive. Tomar has a range of supermarkets, shops, cafes, banks, schools, pharmacies, sports centres, library, cinema, bowling alley, swimming pool and historic monuments as well as bus and train station.

The closest airport to the property is situated at Lisbon, which is around one and a half hours' by car. Lisbon airport is serviced by a variety of low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
