A secluded two bedroom detached cottage with annex and lake frontage for sale near Tomar, central Portugal. The property is situated in a private location with frontage to Castelo do Bode lake on two sides. The property is connected to mains electricity and has good views to the lake and across the countryside.

The cottage is set over two floors and has been constructed in a rustic style with traditional features incorporated. The property, which measures 220 square metres of construction is set on a plot measuring 8,900 square metres.

The cottage, which is accessed via a gravel road, is in a secluded position with stunning views over Castelo do Bode lake. The main entrance to the cottage leads into a hallway which has a tiled floor and partially tiled walls. The hallway provides access to a spacious open plan living / dining room, which also has a tiled floor. The living room, which has a double height ceiling, has a centralised open fireplace. There are two sets of sliding, patio doors which lead out to a covered terrace to the front of the cottage with good views over the lake. There is a wooden staircase off the living room which leads to a galleried landing area on the second floor.

The kitchen is also accessed off the hallway, though there is a part glazed door from the living room also giving access. The kitchen has a tiled floor and partially tiled walls. The kitchen has a range of built in base and eye level units with rustic style doors. The work surfaces are marble and there is a double stainless steel sink and drainer. The kitchen also has a serving hatch to the dining area of the living room. Off the kitchen there is a large, tiled storage room which is being used by the current owner as a larder. There is an exterior access door off the kitchen leading to a spacious covered dining area at the side of the cottage. The dining area has a wooden beamed roof, tiled floor and traditional style built in barbecue with food preparation area and base level cupboards. There is also a hand carved stone sink in situ.

There is a partially tiled bathroom to the ground floor. The bathroom has a bath with shower above, toilet, bidet and pedestal sink as well as a integral mirror with hand painted tiled surround.

To the first floor of the cottage there is a galleried landing area with mezzanine which has a wooden floor. The current owners have utilised the mezzanine area as a bedroom area and this could be partitioned off easily to create a third bedroom. There are two bedrooms, both doubles, to the first floor and both with wooden floors. One of the bedrooms is double aspect and has air conditioning fitted, though both bedrooms have built in wardrobes with sliding, mirror doors. There is a partially tiled bathroom to the first floor which has a bath, pedestal sink and toilet.

Adjacent to the cottage there is an annex building, which is set over one floor. The  annex, which is set over one floor. The annex has two rooms and is currently used by the owner for storage purposes. The main entrance to the annex building is via a set of double opening metal doors. These lead into a spacious room, which could be converted into a kitchen. Adjacent to this there is a slightly larger room which has a set of sliding patio doors to the front. Attached to the annex is a single storey garage, which has a metal 'up and over' vehicle access door.

The cottage is set on a plot measuring 8,900 square metres, which all has a slight incline. The land has frontage to Castelo do Bode lake and it is possible to moor a boat here. The property has a large range of mature pine trees as well as a variety of mature palm trees. The area immediately surrounding the cottage and annex have been paved and there are a variety of patios which all have good views over the lake.

There are paths down to the water's edge and the property is in a quiet and peaceful location. There are no near neighbours to the property though the village of Olahas is only around five minutes by car. There are several cafe bars within the village as well as a small shop.

The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is around 20 minutes by car. Tomar is a bustling and popular town with a variety of supermarkets, shops, cafes, restaurants, bars, sports centres, historic monuments, health centres, hospital, university and bus and train station.

The closest airport to the property is situated at Lisbon, which is around one and three quarter hours by car. Lisbon airport is serviced by several low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
