A three bedroom detached cottage with land for sale close to Tomar in central Portugal. The cottage, which is connected to both mains water and electricity, is in a reasonable decorative order and is ready to move into, though would benefit from some cosmetic updating.

The cottage, which is set over one floor, has some stone carved window and door surrounds. The main entrance to the cottage, which is set on a reasonably quite road, leads directly into a spacious living room. The living room has a tiled floor and a central fireplace complete.

There is a part glazed sun room (Marquise) off the living room, which has a tiled floor. There are three bedrooms, all of which have tiled floors and are accessed directly from the living room. One of the bedrooms has  a set of patio doors which leads out to a covered patio at the side of the cottage.

The kitchen is located at the rear of the cottage, accessed via the Marquise sun room. The kitchen has a tiled floor and partially tiled walls. There is a traditional style fireplace with bread oven within the kitchen and some base level units. The kitchen is basic and would require some refurbishment though this is dependent upon taste and requirements.

There is a large storage room accessed off the kitchen, which with a little work could be knocked through to create a large, open plan kitchen diner with patio doors over looking the front of the property. The storage room has a concrete floor, large vehicle access door and a wine making vat and wine rack in situ. The bathroom is fully tiled and accessed off the Marquise sun room. The bathroom has a bath with shower above, bidet, toilet and pedestal sink.

The cottage has a single storey garage, which is attached and can be accessed via the Marquise sun room. The garage has a metal vehicle access door to the front and a personnel door to the side and is large enough for a reasonably sized vehicle.

Adjacent to the garage there are two further storage rooms, both of which have concrete floors. At present these storage rooms are being utilised as log and equipment storage, but could with a little work be converted into an exterior dining area.

Although the cottage is set over one floor there is a spacious attic, which is accessed via an exterior concrete staircase. The attic has a concrete floor and ceiling and could be converted into additional living accommodation quite easily if required, though does provide ample storage space.

The cottage is set on a plot measuring 6,200 square metres, all of which is reasonably flat. The property has one borehole and two wells for irrigation purposes. There are a good deal of grape vines in situ as well as a good variety of mature fruit and nut trees including orange, lemon, fig and olive. All of the land is fenced and walled.

There is a second building on the land, which was originally constructed as the village school. This building has hand carved stone window and door surrounds and a traditional style covered porch.

The property is set on a quiet road which only receives a small amount of local traffic. There are neighbouring properties in the vicinity though none too close to impede privacy within the garden. The property is situated in the small hamlet of Pai Cabeça, which is around 10 minutes drive from the historic town of Tomar.

Tomar is a bustling and interesting market town with a wealth of restaurants, shops, cafes, bars, shops, supermarkets, banks, pharmacies, schools and university as well as hospital, bus and train station, sports centres and historic monuments. Tomar is also home to the UNESCO listed Convento do Cristo, constructed by the Knights' Templar in the 12th century.

The closest airport to the property is located at Lisbon, which is around one and a half hours' by car. Lisbon airport is serviced by a variety of low cost airlines which operate regular flights into and out of the United Kingdom and other European countries.
