Access to the
attic is via a wooden staircase, which is located in another spacious
store room. The attic runs the length of the building. The roof is
constructed using Eucalyptus beams and is in very good condition.
To the ground floor of the farmhouse there
is a large garage, which could accommodate up to six vehicles. The
garage has three double doors to the front of the farmhouse and a rear
personnel access door to the rear. A drive through archway runs beneath
the farmhouse and is gated to the front, but could provide additional
parking for up to three vehicles.
The adega, which measures approximately 30
square metres, has a stone floor and storage for wine. Next door to the
adega there are two further storage rooms, which have been used to house
the apple harvest. Bot of these rooms have stone floors and 'arrow' slot
style windows. One of the storage rooms retains the original stone wine
press.
The property has 14,000 square metres of
land, which includes three wells and an apple orchard as well as a
selection of mature olive trees. There are three further sets of
buildings in varying states of repair. The property has a gated driveway
to the side of the farmhouse. To the rear of the farmhouse there is a
large stone, flagged patio area with paths around the garden. There is a
lawned area with mature palm, orange, olive and cherry trees. In
addition there is a large water storage tank, which is fed by the farm's
wells.
Cottage 1: There is a small cottage
which has been restored using traditional materials. The cottage has had
a new roof, constructed using Eucalyptus beams and is fully double
glazed with two sets of patio doors. The cottage is one room and
measures approximately 30 square metres of construction and is, at
present, used as an entertainment room. The cottage is connected to
mains electricity and has a traditional ceramic tiled floor.
Cottage 2: This second cottage is in
a bad state of repair with only the 50 centimetre thick stone walls
remaining. This cottage is attached to the first and could be restored
and combined with the first cottage to provide one reasonable sized
holiday cottage. Inside this cottage there is a stone carved bread oven.
Barns: There are two barns, both of
which are double storey. One has a new roof and the other is in good
condition. Both of these barns are partially open fronted, but could
easily be converted to provide self contained living accommodation.
The farmhouse is in a good state of repair,
though some maintenance work is required. All the internal doors and
frames are in wood. The current owner has begun replacing some of the
original wooden windows with aluminium double glazed ones, however the
originals have been kept in storage. All the windows have external
shutters. The property is connected to mains water and electricity and
the farmhouse is ideal for someone looking to open a bed and breakfast
establishment.
A large proportion of the furniture is
being included within the sale. |
