The villa is set back from a quiet road within the small hamlet of Sao Simão, which is around five minutes drive from the centre of the historic town of Tomar in central Portugal.

Off this hallway, via a set of double opening, part glazed doors, is a triple aspect living room. The living room also has a wood laminate floor and a central fireplace complete with flush fit Salamander log burning stove. The living room also has three sets of patio doors, which lead out to a covered terrace at the front of the house, a veranda at the side and another covered terrace at the rear of the villa. The living room is spacious and has plenty of space for a good sized dining area.

The covered terrace also boasts a built in barbecue and there are stunning views over the surrounding countryside. The kitchen has a tiled floor and a good selection of built in base and eye level modern style units with black granite work surfaces. The kitchen is fully equipped with a ceramic hob, eye level integrated oven, integrated microwave, dishwasher and fridge freezer. The kitchen also has space for a dining table. Off the kitchen there is a good sized pantry/storage room.

There are three good sized bedrooms, all of which are accessed off the entrance hallway. All of the bedrooms have built in wardrobes and one of the bedrooms has an en-suite bathroom. The master bedroom with the en-suite bathroom has a walk in wardrobe. The en-suite bathroom is fully tiled and has a shower, toilet and a wall mounted half-pedestal basin. The ground floor has windows to three aspects and has been partially divided to create additional rooms. The current owners have already created a ground floor bathroom. The bathroom is fully tiled with shower, toilet and pedestal sink. There is a second living room, complete with open sided, traditional style fireplace. Adjacent to the garage and accessed externally is a storage room, which has been plumbed ready to accommodate the central heating boiler.

The property is set on a plot measuring 7,600 square metres, much of which is slightly sloping. There is a fair sized garden to the front, which has been landscaped at some time with stone paths and shrubs in situ, though does need some attention. At the side of the villa there is a sloping driveway providing access to the garage and to the rest of the land.

The property is connected to mains electricity and benefits from having two wells and a water mine for irrigation purposes. The property is within the hamlet of Sao Simão and there are neighbouring properties in the vicinity, though none too close to impede privacy.

The historic town of Tomar, which is home to the UNESCO listed Convento do Cristo, is only five minutes by car. Tomar is a popular destination and has a variety of cafes, bars, restaurants, historic monuments, parks, sports centres as well as a range of supermarkets, shops and boutiques.

Castelo do Bode lake, Portugal's second largest reservoir, is a short 20 minute drive from the villa. Castelo do Bode lake is popular for all kinds of water sport activities including water skiing, jet skiing, canoeing, swimming, sailing, scuba diving and fishing. The villa is also just an hours' drive from several top class golf courses on the Silver Coast.

The nearest airport to the property is situated at Lisbon, which is approximately one and a quarter hours' by car. Lisbon airport is serviced by a variety of international airlines including some low cost ones, who provide regular flights into and out of the United Kingdom and other European countries.
