The villa, which is set over two floors, has stunning views to Castelo do Bode lake, Portugal's second largest reservoir. The villa has frontage to the lake with a paved slipway and jetty.

The villa is connected to mains water, electricity and telephone and is fully double glazed with traditional style Portuguese shutters. Though the villa was constructed approximately 10 years ago, it has many traditional features including an intricate roof design and decorative wooden ceilings.

The villa, which has electronic entrance gates leading to a driveway, which is cobbled using marble setts. The villa is situated in a peaceful area, but is close to all amenities. The villa briefly comprises:

Ground Floor:

The entrance door is located to the front of the villa and enters directly into a spacious kitchen. The kitchen is fully fitted with a selection of base and eye level wooden units with a granite work surface. The oven, hob and fridge freezer are integrated. Off the kitchen there is a large pantry, which has shelves and a window.

There is a hallway off the kitchen, which has a tiled floor and a wood faced staircase which leads to the first floor. oom with fireplace (which has a re-circulating hot air system installed) and a staircase to the first floor.  A tripe aspect living room is accessed off the hallway through a stone archway.

To the rear of the villa there is a large bar and entertaining room, complete with a wood and stone serving balcony. The bar has partially, decorative tiled walls and a tiled floor. Off this bar there are male and female bathrooms, which are both fully tiled, as well as a washroom with a marble topped vanity unit.

Off the bar area there is also a fully working sauna. There is an office to the ground floor, however it is currently being used as a fourth bedroom by the present owner.

First Floor:

There is a spacious landing area to the first floor, which has a tiled floor. There is a master bedroom, which has a hardwood floor, built in wooden wardrobes and a set of patio doors which lead out to a covered veranda which has good views over Castelo do Bode lake. This master bedroom has an en-suite bathroom, which is fully tiled and has a bath with a shower above.

There are two further double bedrooms, both with hard wood floors and patio doors which lead out to a covered veranda with lake views. There is a family sized bathroom to this floor, which is fully tiled and has a bath with shower above.

The villa has a ten metre by four metre tiled swimming pool with a stone paved patio area. The garden is completely walled and it is landscaped with cobbled paths, lawns, mature shrubs and palm trees. There is a cobbled driveway which leads directly to the lake, where there is a jetty for mooring boats.

The villa is situated in the small hamlet of Vila Nova, which is approximately ten minutes drive from the market town of Serra, which has a pharmacy, butchers, cafes, bars, mini-market, post office, petrol station and bank machine.

The historic town of Tomar, which is famous for the UNESCO listed Convento do Cristo built by the Knight Templars in the 12th Century, is approximately 20 minutes drive from the villa. Tomar has several supermarkets, health centres, restaurants, shops, cafes, a library, bowling alley, cinema and bus and train stations.

The villa is easy to locate and has good access links to both Lisbon and Coimbra. The closest airport is located at Lisbon, which is approximately one and a half hours' drive. Lisbon airport is serviced by several low-cost airlines, which fly to and from the United Kingdom.
